The Beginning

When you come to see us at the Properties we will serve you with a complimentary tea, coffee or cold drink before seating you with a member of the Team who will book a valuation appointment at your convenience. We will also provide you with a copy of our Seller's Pack, which contains a Sales Agreement for you to read at your leisure click here, selling tips click here and our We Promise Code click here. We will answer any questions you may have about the property market and the process of selling your home.

Free Market Appraisal

We will visit your home and utilise our expertise and knowledge of the local market to give our assessment of the asking price that we consider will attract a buyer within the timeframe that you wish to sell. This will be discussed with you during the appraisal and subsequently confirmed to you in writing.

The Photoshoot

Once you have confirmed that you would like to appoint us as agents we will book an appointment to take the photographs, virtual tours, measurements and description of your property. This will take an hour or two, depending upon the size of your home, as it is important that we take the time to produce photographs which show your property in its best light.

Once the description has been produced we send you two copies to approve, before we start marketing your property. We ask you to sign one copy and return it to us so that we know that you are happy with the description and consider that it is an accurate portrayal of your home. If you are unhappy with the description or any of the photographs we would be happy to make appropriate changes.

Advertising

When we receive confirmation from you that you are happy with the property description we will start marketing your property on the internet, through the local press and instore (see our Why Use Kings Hill Properties page for full details of our marketing tools).

Until your property is sold we will regularly update you about the marketing we have undertaken and the interest shown in your property. We are committed to providing written updates every 4 weeks.

We would normally arrange accompanied viewings of your property, unless you would rather show potential buyers around. If you go on holiday we can hold a copy of your keys and take viewers to see your property whilst you are away, if this would suit you.

5. The Sale

When a buyer makes an offer on your property, we shall inform you promptly and confirm it in writing. Once this has been accepted both you and the buyer will need to instruct a solicitor to deal with the legal process of transferring the property. Ideally you should instruct solicitors with knowledge of the local area. We have details of a number of solicitors in the area which we can supply you, on request.

Note that neither you nor the buyer is under any legal obligation to sell or buy until the sales contract has been exchanged.

Exchange of Contracts

Once your solicitor has drafted a sale contract this will be sent to the buyer's solicitor. The buyer's solicitor will then raise some queries about the property and will undertake Land Registry and Local Authority searches to find out more about it.

Exchange

When the sale contract has been agreed the deposit is usually telegraphically transferred. A date will be set for completion of the sale (when the remainder of the monies will be paid).

Completion

On this date the purchase price is paid (less the deposit) and you vacate the premises, so that the new owner can move in. This normally takes place a few weeks after the exchange of contracts, depending of the circumstances of you and the buyer.
