Location, location, location.
If you want to sell your
property and it is based in Kings Hill or the surrounding area
then we are ideally located to attract a buyer. Our extensive
marketing tools draw a considerable number of buyers from outside
of the area, and we are also perfectly placed for attracting the
attention of those who are browsing.

State of the Art Technology
As you would expect, we produce a full colour brochure with high-quality
digital photographs and a detailed description of your property.
In addition to this, to provide potential buyers with a comprehensive
impression of what a property is like before they view, we have state
of the art technology which enables us to take them on a virtual
tour on our huge plasma screen from the comfort of our sofas. These
tours can also be viewed over the internet.

Marketing
We want to advertise your property to the widest number of potential
buyers, but at the same time taking care not to over-expose it. Our
research has shown that it is just as damaging to a property to be
over-marketed as it is to be under-marketed. We will calculate a
marketing strategy tailored to suit your circumstances, paying particular
attention to the timescale in which you would like to sell and the
profile of the likely buyer of your property.
The marketing tools which we use involve a combination of new technology
and traditional media. The internet is an increasingly important
marketing device in today's high-tech society where people expect
to be able to obtain information at the touch of a button. In recognition
of this we advertise our properties on our own website and via the
top property portals, including Rightmove, Fish4homes, Findaproperty and Homesandproperty (the Evening Standard's property website). On
the internet a potential buyer is able to download detailed information
about your property, including room dimensions and descriptions,
digital colour photographs and 360° virtual tours.
We also advertise in local newspapers and magazines, such as the
Kent Messenger, the Sevenoaks
Chronicle, Kent on Sunday, the Property
Observer and the Echo, on a rotational basis. |

First Class Service
We recognise that estate agents often feature higher than the tax
man in polls of the public's least favourite people.however, we are
keen to change that!
We pride ourselves on a transparent approach to selling your home.
We have produced a sellers pack which contains a copy of our terms
and conditions click here,
tips on how to maximise the sales potential of your home
click here and our We Promise Code
click here. You will be pleased to hear that we
have adopted the sales agency agreement recommended by Which magazine
as offering a fair deal to consumers. We are keen that people who
are considering appointing us as agents to sell their home have full
opportunity to consider our sales agency agreement before they entrust
us to do so. Selling your home is a big step and it is important
to us that you understand what we will do for you and what we expect
from you before you appoint us.
We also believe that it is important to keep you informed regularly
as to exactly what we have done to market your property and the responses
that we have received. We send our sellers an update letter every
4 weeks which explains this in detail and we make periodic calls
in addition to this. If a property is still on our books after 8
weeks of marketing it then we offer the sellers a strategy meeting
to discuss future advertising tactics and any hurdles which may be
preventing the property from achieving its maximum sales potential. |
